Frequently Asked Questions
What Are Surplus Funds (Overages)?
Surplus funds are the remaining proceeds from a foreclosure or tax sale when a property sells for more than the amount owed to the lienholder or creditors. If this occurs, the former owner may be eligible to claim these funds, depending on state laws and timelines.
Who Is ESJ Recovery?
ESJ Recovery is a private asset recovery firm that assists individuals in locating and pursuing potential unclaimed funds. Our audits include tax sale surpluses, mortgage foreclosure surpluses, bankruptcy-related funds, and other categories of unclaimed assets held by government agencies or financial institutions.
We are not a government agency, and in some cases, you may file a claim directly with the appropriate office.
Why Is The Money Available?
For example, in the case of real estate that was owned, Properties are sold either at foreclosure or tax sale auction. Many times the amount owed to lien holder or creditors gets overpaid to the government and they take it if no one claims it. In cases of Bankruptcy, an old discharged bankruptcy can sometimes yield funds. There are many more sources. We would be more than happy to explain where your funds were generated from.
How Much Is My Claim?
We identify potential claims, but before releasing detailed information or filing, we must verify identity and legal ownership. Once you authorize us to pursue the claim, we complete a full search, confirm the exact account details with the holding agency, and begin the filing process.
How Much Does It Cost?
We work on a contingency basis and only receive payment if funds are successfully recovered. Once the agreement is signed, ESJ Recovery covers all upfront costs such as filing fees, mailing, document preparation, and other administrative expenses necessary to pursue the claim.
Are You a Government Agency?
No. ESJ Recovery is a private asset recovery firm and is not affiliated with any government agency. All claims ultimately must be approved by the agency or court holding the funds.
Can I Find the Money On My Own?
Most of the agencies and offices we audit do not publish unclaimed surplus accounts online. You are welcome to search your state’s general unclaimed property website, but the funds we contact you about typically come from sources that are not publicly listed.
How Long Does the Process Take?
Processing times vary significantly by agency, jurisdiction, and documentation requirements. Some claims may resolve in a few weeks, while others take several months. Many cases are completed within 30–90 days, but timelines are determined by the agency handling the claim.
Where Do I Begin?
You can start by contacting us via phone, email, or our online form. After an initial consultation and verification, we prepare the required documents for signature and begin the submission process. Throughout the process, we provide regular updates and follow-up communication.
Is This a Scam?
No. Unclaimed funds are a legitimate category of money held by federal, state, and local agencies as well as private institutions. We do not charge any upfront fees, and our compensation is based solely on successful recovery of funds. We will never request your bank account or credit card information.
How Did You Locate Me?
We use publicly available records and databases to match past property information with current contact information. This helps us identify potential claimants and reach out to the correct individuals.
